HOUSE RULES RESIDENZA VILLA GENUA

These general conditions and additional house rules form part of the contract between the tenant (you) and the landlord (Residenza Villa Genua). By making your booking with the lessor, you declare to have read the general terms and conditions and house rules and agree to them.

1. APPLICATION

Residenza Villa Genua is not liable for:

1.1 Any disruption, modification or prevention of the tenant’s stay if this is due to unforeseen and/or insurmountable events.

1.2 Inconveniences caused by the work of third parties such as municipality, province and government agencies.

1.3 Injury to the tenant while staying in the rented accommodation and around premises.

1.4 Loss, theft and damage of/to personal property or vehicles belonging to the lessee.

1.5 Interruption of utilities (water and electricity and WI-FI).

2. GENERAL

You are welcome to stay in one of our beautiful accommodations. We offer you an unforgettable and relaxing stay and ask you to observe the rules carefully and respect the environment as a whole.

2.1 Perhaps – beyond your control – something does break in your rented accommodation. No problem. Simply report the damage to reception, preferably as soon as possible, but no later than the moment you check out. This way, you enable Residenza Villa Genua to repair the damage immediately for yourself and the next tenant. Residenza Villa Genua will then handle the damage for you as soon as possible. The aim is to minimise the need to call on your liability insurance or guarantee so that you only have fond memories of your stay. If you come across any other issues, please let us know.

2.2 The cleaning of the stay as named below is divided between the two studios including kitchen (point 2.2.1) and the three rooms (point 2.2.2). We will work with you to ensure that the accommodation is kept clean and tidy.

2.2.1 The studio will be cleaned once a week for stays longer than six days. If you would like an extra cleaning of the studio, please let reception know. Of course, towels will be

changed if necessary. Furthermore, the studio is thoroughly cleaned and sanitised after each stay.

2.2.2 The room is cleaned daily. Towels are changed as necessary. The room is thoroughly cleaned and sanitised after each stay.

2.3 You must treat the accommodation neatly yourself. In the studio, you are asked to use only the cleaning products provided. The use of other cleaning products is not allowed. All items you use must be returned clean.

2.4 Pets are not allowed in and around the accommodation.

2.5 Smoking is not permitted in the accommodation. You are not allowed to throw cigarettes on the ground or in the water on the premises. Please dispose of cigarettes in the ashtrays provided. The use of e-cigarettes and shisha is also not allowed.

2.6 We request that, when playing or making music, you take into account that the music outside the accommodation should not be annoying audible. After 10pm, listening to or making music is not allowed. Bringingrenting your own music systems is not allowed.

2.7 Barbecuing and open fires are strictly prohibited in and around the accommodation.

2.8 It is not allowed to use cooking appliances other than the electric hob present in the kitchen. So gourmets, deep-frying, cheese fondue and other griddles are not allowed.

2.9 Parking can be done temporarily in front of the villa for loading and unloading. If you want to park for longer, you can do so in the designated parking spaces in the car park (max. 2 cars parking).

2.10 The house rules also apply to guests you receive in the accommodation. Visitors may not stay overnight in the accommodation without our prior consent. The accommodation has two to three sleeping places.

2.11 It is not allowed to organise parties or celebrations in the broadest sense of the word.

2.12 The linen provided in the accommodation is professionally cleaned. If you require more linen, you can indicate this at reception before or during check-in. It is not allowed to use the linen other than for its intended use. It is also not allowed to take linen outside the accommodation.

2.13 Indoor furniture must also remain inside the accommodation. It is not allowed to take them outside.

2.14 Please deposit rubbish in the designated bins. There is a bin for plastic, a bin for green waste, a bin for cardboard and a residual waste bin. From a sustainable point of view and respect for the land, we ask you to separate rubbish.

2.15 Hanging decorations using tape, tape, double-sided tape, nails or drawing pins is not permitted. The use of confetti/crêpe paper etc. is not allowed. If you have something to celebrate, you can let Residenza Villa Genua take care of it.

2.16 Visitors visibly under the influence of alcohol/drugs will be refused entry. It is not permitted to possess or use drugs/liquor or other narcotics. If an offence is detected, the goods found will be confiscated and the person concerned will be asked to leave the accommodation. It is not allowed to carry prohibited items.

2.17 At check-out, we ask that dirty dishes be put in the dishwasher, the machine does not need to be turned on.

2.18 If the house rules are not complied with, we reserve the right to take appropriate measures and deduct any resulting costs, in whole or in part, from the deposit.

2.19 What is indicated as private land and construction site may not be entered. This is due to strict security around the construction work taking place.

3. RESERVATIONS

3.1 Residenza Villa Genua only takes reservations treatment of persons 21 years of age or older. Reservations made by persons under 21 years of age are then also not valid.

3.2 The accommodations of Residenza Villa Genua are exclusively intended for a maximum of two to three people to overnight. The person(s) accompanying the tenant as guests are welcome from 10:00 am and must have left the premises by 10:00 pm. The maximum number of persons allowed in the accommodation is four. For a larger number of persons, you must ask permission at the reception. Residenza Villa Genua reserves the right to refuse guests or to impose special conditions on them without giving reasons.

Group formation with a festive karkater are not allowed in connection with the preservation of peace on the estate. The organisation of club outings, student parties, bachelor parties and other group formation with a festive character are therefore not allowed without prior consultation when booking the accommodation.

3.3 Residenza Villa Genua reserves the right to refuse deviating reservations, especially groups, without giving reasons, or to impose special conditions.

3.4 A contract is established between you and Residenza Villa Genua at the moment Residenza Villa Genua has confirmed the reservation to you.

3.5 The agreement concerns rental of accommodation and/or other facilities for recreational use, which by its nature is of short duration.

3.6 Residenza Villa Genua may at any time move the reservation to another accommodation if necessary.

3.7 The presentation of a valid identity document is required for every guest staying at Villa Genoa. A copy of this will be made at check-in.

4. PRICES

4.1 You owe Residenza Villa Genua the agreed rental price, as stated in the confirmation also invoice of the reservation.

4.2 Price reductions and/or special offers can no longer be taken advantage of once confirmation of the reservation/invoice has been sent by Residenza Villa Genua.

4.3 All prices are inclusive of VAT, where applicable, unless otherwise stated.

4.4 Residenza Villa Genua has the right to implement and set off price increases as a result of interim adjustments to legal regulations or provisions (including but not limited to VAT, tourist tax, insurance tax) over which Residenza Villa Genua has no influence.

5. ADDITIONAL COSTS

5.1 You/the tenant will owe tourist tax and cleaning and service charges in addition to the rental price. These costs are included in the price as stated on the website.

5.2 The tourist tax contribution is determined by the relevant municipality of the resort’s location. You/the tenant shall owe Residenza Villa Genua at all times the applicable tourist tax rate set by the relevant municipality.

5.3 The rental price is based on average consumption of water and electricity. If, due to the tenant’s actions, this consumption turns out to be higher than average, Residenza Villa Genua may pass these costs on to the tenant.

6. PAYMENTS

6.1 When booking with the standard rate you must pay 50% of the total amount after booking and 50% one month before the arrival date, unless otherwise agreed with Residenza Villa Genua. When booking with the non-refundable rate, you must make an advance payment of 100% of the amount payable.

6.2 The amount of the rent must be received by Residenza Villa Genua no later than 1 month before the day of commencement of the stay at Residenza Villa Genua as stated in the booking confirmation, unless otherwise agreed.

6.3 If on arrival at the property it appears that the amount has not yet been credited (in full) to the bank account of Residenza Villa Genua, you will still have to pay the (remainder of the) amount on the spot. Failing payment in accordance with the above, Residenza Villa Genua may deny you the use of the accommodation and/or other facilities. If it turns out later that you did give a payment order, but the amount was not yet credited to the Residenza Villa Genua bank account on arrival, the excess payment will be refunded afterwards.

6.4 If the amounts invoiced to you are not paid on time, you will be in default immediately after the expiry of the payment term. If (timely) payment is not made, Residenza Villa Genua shall be entitled to dissolve (cancel) the contract. You will be liable for all damages incurred or to be incurred by Residenza Villa Genua as a result, including all costs incurred by Residenza Villa Genua in connection with your reservation and the cancellation. In any case, Residenza Villa Genua has the right to charge a cancellation fee per accommodation. In this case the provisions of article 9 shall apply.

6.5 Residenza Villa Genua shall always be entitled to set off claims against you on any account against any amounts paid by you on any account.

6.6 You are required to pay a security deposit of 200 euros at the start. The guarantee can be pre-authorised on the credit card and will be refunded/refunded after your stay, upon approval of the accommodation.

7. ARRIVAL AND DEPARTURE

7.1 The rented accommodation can be rented on the agreed day of arrival as stated on the booking confirmation, between 15.00 hours and 20:00 hours. For arrivals later than 20:00, we ask you to contact reception in advance. On the agreed departure day as stated on the booking confirmation, the accommodation must be vacated by 11.00 a.m. at the latest.

7.2 If you wish to continue the contract with Residenza Villa Genua for longer than the agreed duration and Residenza Villa Genua agrees, Residenza Villa Genua shall always be entitled to designate another accommodation.

7.3 If the use of the accommodation is terminated earlier than the agreed date, as stated on the booking confirmation, the tenant shall not be entitled to restitution of (part of) the rental price and/or costs by Residenza Villa Genua. If you have taken out travel insurance and you meet the conditions set by the insurance company, you can submit a claim for compensation on account of early termination of your stay directly to the insurance company.

8. DEPOSIT

8.1 Residenza Villa Genua may require you to pay a deposit at the start of your stay. The deposit is 200 euros per accommodation. If circumstances warrant (e.g. groups), the required deposit may be increased by Residenza Villa Genua.

8.2 The deposit serves as guarantee for damage and/or costs -in the broadest sense of the word- that Residenza Villa Genua may suffer in case of non-fulfilment of the obligations of the tenant/user and those accompanying the tenant.

8.3 If the deposit is not paid immediately, Residenza Villa Genua is entitled to deny the tenant and/or other users access to and use of the accommodation.

8.4 If you fail to pay the deposit, Residenza Villa Genua shall also be entitled to dissolve (cancel) the contract with immediate effect.

8.5 The deposit or the possible remainder thereof shall be refunded to the tenant and/or users after settlement of claims (damage to inventory/accommodation and/or other costs) of Residenza Villa Genua. Any (further) claims for compensation will not be cancelled by this refund.

9. CANCELLATION COSTS

9.1 If a reservation is cancelled, any cancellation fees will be payable. The amounts depend on the date of cancellation in relation to the date of arrival and are as follows.

• Booking with standard rate: free cancellation up to 1 month in advance, 100% charge for cancellation from 1 month before arrival date. Payment can be immediate or spread out (50% after booking, 50% one month before arrival).
• Booking with non-refundable rate: always 100% charge in case of cancellation/change. Immediate payment required.

9.2 If you have not arrived within 24 hours of the agreed date without further notice, this will be considered a cancellation. In that case, you will owe the full total amount.

We try to make your stay in the accommodation as pleasant as possible. Should you nevertheless come across any shortcomings, we would (still) love to hear from you.
